Domestic EPCs

An EPC is required on a domestic property when it is first constructed, sold or let.
The EPC lasts 10 years.

There are two types of Domestic EPCs:-

New build properties

  • SAP methodology used.
  • On site survey is not required.
  • Full building plans, elevations and construction details are required.
  • A PEA (Predicted Energy Assessment) is produced from the plans to ensure the property will comply before building commences.
  • An On Construction EPC is produced when the build is completed. This is required by Building Control.

Existing properties

  • RDSAP - Reduced SAP methodology used.
  • on site survey required (usually takes about 45 minutes).
  • Details of the property's construction, insulation and heating systems are recorded.

Once the EPC is completed we can send it to your Estate Agent, Solicitor or Building Control Officer to ensure that you can get your property transaction completed as soon as possible.


Commercial EPCs

An EPC is required on a domestic property when it is sold or rented.

Commercial EPCs last 10 years.

  • SBEM methodology used
  • on site survey required (can take several hours depending on size of property).
  • Details of the properties construction, insulation and heating systems are recorded together with the use of each zone within the building.

Once the EPC is completed we can send it to your Estate Agent, Solicitor or Building Control Officer to ensure that you can get your property transaction completed as soon as possible.
